Challenge & Solution
Learning from the tenant requirements at it's sister building at 291 Abbey Road, the design of the foundations at PR2 is future proofed to allow for installation of a full-footprint 10m high mezzanine with capacity for two-pallet high racking, in combination with racking underneath. Three possible options for futureproofing the foundations were considered, each offering a different degree of future flexibility of column spacing, grid and proximity to joints in the slab. The option selected provided the right balance in terms of both flexibility and budget.
Due to the poor ground, careful consideration of the soil conditions, targeted site investigations and early engagement with geotechnical and ground improvement specialists were key to ensuring that the soil capacity could be improved to support this high load capacity substructure.
